Just left my current place to move to a studio all on my own. It's a bit dingy, but I like it.

Downside is that it came with some furniture I don't wanna use, like a shitty CRT TV and the landlord doesn't want to take it. I think I'll wrap it in some plastic and put it outside on the (semi-enclosed) deck. My only concern is that she'll blow a fuse over it.

Speaking of blown fuses, only two out of six electrical sockets in the living room work. Whoops. I have a feeling landlady won't like coughing up cash to deal with that. I'm a bit reluctant to spoil relations this early on, especially as we already had a bicker about fixed-term vs periodical. (I wanted fixed.)

I would notify her as soon as possible OP. It's generally recommended to notify your landlord of any damages in the apartment as soon as you know it's there. If you are really concerned about damaging your relations with your landlord wait, at the very most, a day before you tell her. She might claim that you broke them if it takes a while for you to notify her and she might try to sue you or make you pay the repair damages. It sounds to me like she should be the one to pay for repairs judging from your government's tenants rights webpage. Make sure you tell her in writing too and have a copy of what you wrote just in case. Here is your government's page on your rights as a tenant in regards to maintenance and repair.

I honestly don't know. I based this on what I am familiar with in regards to American tenant law and what I read of the fact sheet to keep a record, so as long as your phone is a good place to store these conversations I think it will be okay, but again I don't know for sure.

Update time!

Spoke to landlord about the stuff.

Turns out the couch I wanna be rid of is 15 years old, but she still wants to keep it. She's gonna have someone come in to try to oil it up, as it doesn't transform into a bed anymore and I want to replace it with a bed. I dunno if I could fit a bed and the couch in together.

Her biggest concern with the TV seemed to be the act of getting rid of it, with a side-helping of 'what if the next person wants it'. (lol, no. It's ancient. Unless you want to play a PS2 on it, good luck.) I offered to do the act of getting rid of it. She wants to sleep on it.

While she was here, picking up some stuff she left behind, a 'friend' of hers came around. She spoke to her outside, but the door has a window so I heard it. Apparently the 'friend' is a real-estate manager/appraiser coming to appraise the house, and she wasn't to make me aware because I previously voiced concerns about her selling the place. I'm getting the impression she more fits the 'shark' stereotype.

Fortunately I have a fixed-term, so I won't be booted. Downside is that I may deal with open homes and the like, meaning I'll be dealing with all the troubles outlined here: http://www.dbh.govt.nz/tenancy-sale-of-premises-info

Of course, I could always stick up various obscene posters around the place. That'd probably deter.

Did you not get a piece with your contract similar to this? I got mine through a property management place so it might be different. It's her responsibility to keep it in a reasonable state of repair and I'm pretty sure the wall sockets would count. Your place doesn't sound too great, where are you living and what are you paying?

With the furniture and tv I'm pretty sure she can't force you to keep it there unless it's in the contract since it's her stuff occupying your space.

We forgot to put the couch on, but she later put it on her one and wanted to put it on mine. (We forgot to do it then, too.)

It's decently sized studio/bedsit.
