This one came at 28 LI but I shaved a few points off by removing exterior pieces. It's tiny by SL standards, about 8x8m. But you can make it bigger or smaller.
Since there's no hole in the floor of the Attic skybox I just made it so the ladder teleports you when you click it.

If you ripped the wall texture you could add an alpha, but then you'd still need to replace the mesh physics object.
Or you could do what I did to add the basement. I put a teleporter on the ladder with a climbing animation. Just use one of those "Anywhere Door" teleporters. Unless "one gaint room" is what you're going for in combining them.
